Looking for affordable, luxury accomodation in the Suffolk Coastal region? We are a large Victorian bed & breakfast guest house in Kelsale-cum-Carlton, Saxmundham, the ideal base for exploring the many nearby tourist destinations. Sitting in its own quiet parkland, the house retains its 19th century character having been sympathetically restored. Our accomodation comprises 3 affordable, luxury bedrooms. All rooms are decorated to a high standard and are either en-suite, or have a separate bathroom and toilet. Colour television and tea/coffee making facilities come as standard.
Breakfast is always an occasion, presented as it is in a very grand dining room. If your preference is for a cooked breakfast, then eggs will be home laid by our free-range chickens, or alternatively you could try scrambled goose-eggs (in season). As well as a traditional cooked breakfast, cereal with freshly prepared fruit is always available together with yoghurts, a selection of bread and croissants. Tea and/or freshly brewed Italian coffee will round off a most delicious breakfast. A tennis court is available by prior appointment. |

We are within close distance of Saxmunham, Snape Maltings, Southwold beach, Orford, Dunwich Heath, Minsmere nature reserve, Aldeburgh, Thorpeness, Woodbridge, Sutton Hoo, Framlingham Castle, Warbleswick and other popular Suffolk Coastal tourist destinations, due to our position at the hub of this acclaimed national heritage region. The Suffolk Coastal area boasts 40 miles of Heritage Coast, almost all of which is set in an Area of Outstanding Natural Beauty, so there is a feeling of peace and tranquillity even in the height of summer. The rich and varied landscape from the coastal towns and resorts to the rolling farmland offers the visitor a wonderful variety of experiences.
Whether you want to build sandcastles and eat ice cream, or discover some of Britain’s rarest wildlife, you can do it here on the Suffolk Coast. There are attractive market towns and villages with many secrets to discover; historical sites; wind and water mills; all these and much more are waiting to be discovered when you spend time in the area. |
