Bed and Breakfast Description

 

With two double bedrooms, both with ensuite facilities, over 2 acres of garden and a small lake, Grove Farm makes the perfect base from which to explore this delightful part of Suffolk. Both rooms have flatscreen TV, a small refrigerator, tea and coffee making facilities, radio alarm clock and hairdryer. Each room is very different in style and individually decorated. Both have views across the farm pond and over the adjacent fields.

 

Saxmundham Attractions

 
We are ideally located for Aldeburgh, Southwold, Dunwich and the coast , RSPB Minsmere, Snape Maltings, Sutton Hoo, The Sandlings and a whole host of glorious Suffolk villages.
 

B&B Location
 
From the West: (via A1120) In Peasenhall you will go past Emmetts Stores, The Village Shop, Whincop Garage all on your left. Turn left at Whincop Garage on the road signed Pouy Street / Halesworth. Follow the road past Sibton White Horse (on left) up the hill. In front of you, you will see a large water tower. Turn right at the crossroads before this. You are within 3 - 400 yds of your destination. Follow the road round a right hand bend to a left hand bend. As you go round this bend you will see a house set well back on your right (cream painted walls, green woodwork). Drive is on your right.
From the East: (Yoxford via A12/A1120) Through Yoxford on the A1120 towards Framlingham/Stowmarket. Out of the village to Yoxford Antique Centre on the right. Turn right signed Sibton Green. Follow the road for approximately 1½ miles to pink cottage on the left. Our drive is just past the cottage on the left. If you get as far as High House Farm you have gone a little too far!
