Paul & Lesley welcome you to Costessey Guest House. We have ample off road parking. Our dining area joins a conservatory which leads to a pleasant patio & garden area.
We have four twin/double rooms, a disable friendly double room all with en-suite & two twin rooms with shared facilities. All rooms have flat screen T.V., radio alarm clocks & tea/coffee making facilities. We offer both a family room and superior room. The family room sleeps up to four adults. The superior room has the addition of fresh flowers, bottled water, fruit and chocolates.
Children over the age of 10 are welcome unfortunately we are unable to extend our welcome to pets, with the exception of guide dogs which stay free of charge.
As well as our conservatory, we have two areas’ in which you can sit and read or rest at your leisure. These areas’ have book cases with books and leaflets and general information of which we hope you find useful.
Hair dryers and irons are available on request.
We serve a full English breakfast, with several lighter alternatives available. We are happy to accommodate all dietary needs. Please advise at time of booking.
We offer both an early start breakfast or packed breakfast for those who need to be on the road first thing. Packed lunches are also available at £5.00 per person.
We are conveniently situated for Norwich City, Teh Royal Norfolk showground, University of East Anglia, Norfolk and Norwich University Hospital, local fishing lakes & several golf clubs.

Norwich City – 4.5miles – visit Norwich Cathedral, Norwich Castle, walk around the market. Want to shop, there are two Malls, Castle Mall and Chapelfield, as well as many shops as you walk through the city centre.
Norwich Theatre is in the city centre and on our local bus route for those who like a good show.
Norwich Showground.
When the big shows are not on, there are often craft fairs etc., please ask, we will gladly check for you.
We have local fishing lakes just a five minute walk away. There are several golf clubs in the area, our nearest only a few minutes drive away and the rest a just few miles.

DIRECTIONS BY CAR FROM THE SOUTHERN BYPASS
Go on to bypass in the direction of Swaffham
Take A1074 exit
Take last exit off roundabout crossing bypass to second roundabout
Continue over roundabout
Continue along road and over next roundabout, turn left at traffic lights on to Norwich Road. Continue down Norwich Road for approx. ¾ mile. The guest house is on your left just before the left hand bend at the bottom of the road.
DIRECTIONS FROM BUS STATION
The nearest bus stop is ¼ mile away on Theatre St. Take number 20 bus.
Disembark at Kabin Road, New Costessey, We are the forth house on your left as you go down the road.
Alternatively take a taxi from the taxi rank just passed the pedestrian entrance from Queens Road (at the top of the bus station).
DIRECTIONS FROM THE TRAIN STATION
Emerge from the train station onto Prince of Wales Road.
Turn left – bus stop is approx. 75 metres away. Take number 20 bus, instructions as above.
Alternatively, take taxi from taxi rank just to your right as you leave the station
