Bed and Breakfast Description

 

Our three letting rooms are situated quietly in the rear part of the house. All rooms are ensuite and have Freeview digital reception TV and tea & coffee making facilities. If you join us in the winter months, all rooms are centrally heated, separate from the main house. Guests have their own private entrance via our award-winning courtyard.

Our room names are inspired by the house’s history. 46 Bodmin Road is a large townhouse which was built for the rich industrialists of St. Austell circa 1820. The servant’s quarters have been thoughtfully renovated to provide our guests with a comfortable stay whilst retaining many of the original features.

Breakfast is served in the bright, elegant dining room of the main house
Chat to the other guests over a sumptuous cooked breakfast, using locally sourced produce whenever possible, whilst admiring the view over the Gover Valley

The Rear Courtyard
Guests have their own private entrance through the fully enclosed, Mediterranean style courtyard. A picnic table is provided for guests' use
Take time to enjoy the sun in quiet, sheltered surroundings, full of flowers in spring and summer.
There is a private, off-road parking area at the front of the property, with 12 shallow steps leading to the front door.

 

St Austell Attractions

 
We are well placed to visit most of Cornwall's attractions. The Eden Project and the Lost Gardens of Heligan are the obvious choices and only a 10 minute drive away. There are also many other places to visit and things to do. The area has lots to offer, from beaches to harbour villages and shopping to woodland walks.

We can offer advice, suggestions and help if you need it, based on our own experiences and knowledge, and also on what our other guests have said. If we know what you like, we can usually give good advice! We have become renowned for our pub expertise!

Directions from St. Austell Railway/Bus Station
The house is a 10-minute walk from the train and bus stations. Turn left out of the station, then turn right down the hill. At the bottom of this street you will see the parish church directly ahead of you. Turn right. Walk through the pedestrianised Fore Street. Pass WH Smiths, etc on your left. At the end of the pedestrianised street bear right and follow the main road up the hill. You are now on Bodmin Road. Pass the public car park and St. John’s church on your right. We are 200 yards further up the hill on the right hand side - look out for the Sedgemoor Heights Bed & Breakfast sign. The house is yellow and set back up hill from the main road.

By car from the A30
Follow the A30 and take the turning onto the A391, sign-posted St. Austell. Follow the A391, through Bugle and Stenalees, until you reach the roundabout. Take the second exit sign-posted Carthew, the Clay Museum, B3274.[Ignore the sign to St. Austell at this point.]
Follow the B3274. Pass the Clay Museum on the right. After approximately 1 mile you go under a viaduct, entering St Austell. Our house is approx. 300 yards further along on the left. Look out for a stone wall and the Sedgemoor Heights sign.
Turn left into the drive, reverse into the car park you can.
