Bed and Breakfast Description

The house is ten minutes walk from the heart of this historic market town and overlooks the River Deben and Sutton Hoo.
Children have the use of the playroom full of toys and the run of the garden with a play castle, swing, apple trees to climb etc.

Deben House is one half of a large property on the outskirts of Woodbridge, overlooking the River Deben. There is off-road parking for two guest cars.

We offer two rooms:
The large room can be configured as a double, twin or family room. It is a light and airy attic room with a view of the river and Sutton Hoo. There is a double bed, two single beds and a double futon.

If necessary a travel cot and an inflatable double bed can be provided, allowing eight people to share without feeling cramped. Please note that this room is up three flights of stairs - and the last flight is fairly steep. Help is available with your luggage.

From May to September inclusive, we only accept two-night bookings over a saturday night for the family room.
The single room is on the first floor and looks out over the drive. Both rooms have a television and video recorder with a selection of tapes. There are facilities for making tea and coffee with fresh milk and decent biscuits. The guest bathroom is on the first floor.

Local Attractions

This area of Suffolk is an ideal choice for a short break or longer holiday, with many local market towns and unspoilt villages and hamlets, rolling countryside and miles of heritage coast. Wherever you go there are interesting places, traditional local pubs and numerous rural tracks and paths.

The historic site of Sutton Hoo is nearby as are the castles at Orford and Framlingham. In the Middle Ages the wool merchants made this area very wealthy. The results of this are still visible today in the many splendid churches throughout the county and in picturesque towns and villages such as Lavenham and Dedham. Dedham on the River Stour is at the heart of ‘Constable Country’ made famous through the paintings of John Constable and is easily accessible, as is Flatford, his birthplace and scene of his most famous paintings.

The riverside town of Woodbridge is seven miles away with the Suffolk heritage coastline beyond, studded with Martello towers – a relic of the Napoleonic wars.

Witnesham itself is a small village 4 miles north of Ipswich. There is a Post Office and the local pub, The Barley Mow, is just five minutes walk from Mill House and serves local beers and meals seven days a week.

There are also pubs serving good food in the neighbouring villages. Just over a mile away is the Moon & Mushroom at Swilland, which always has at least six regional real ales on tap. Approximately one mile by road or a 3/4 mile walk along the river valley is the Tuddenham Fountain, a gastropub serving good quality meals.

Half a mile away is Fynn Valley Golf Course (18 and 9 hole plus driving range) and for those who enjoy horse riding Newton Hall Equitation Centre is in the neighbouring village.

B&B Location

From London take the A 12. From the Midlands take the A 14.
Before Ipswich both roads merge into the A14 signposted to Lowestoft and Felixstowe.
Cross the big Orwell Bridge and within a mile or two take the exit onto the A12 signposted Lowestoft.
Look for the first exit signposted to Woodbridge (Historic town etc.etc..) and turn off there. You will see a high bank by the roundabout with netting which stops the football club kicking their ball through your windscreen.
Carry on past the small roundabout for 0.9 miles towards Woodbridge: Past the Seal pub on your left, the Ford garage on your right. Look for Warren Hill Road on your left and ten yards further on, a sign announcing Notcutts Garden Centre. IMMEDIATELY opposite this sign, you will find our drive on the right. Go to the end of the drive - don't take the left fork. At the end you'll see a white house in front of you. Ours is the door on the left. Please park close to the door. If you find the house is called Deben Vane or Deben Haugh, you've gone too far.
